Purchasing

Whether you're a first-time buyer or a seasoned mover, at RMNJ your purchase will be handled by your own conveyancing specialist and their assistants, so there will always be someone on hand to deal with your queries and support you through the process.

We will:

  • Provide you with a clear breakdown of the costs involved with your purchase at the start of your matter
  • Send you copies of all the important documents relating to the property
  • Raise legal enquiries about the property and report to you with the replies
  • Carry out legal searches on the property and explain the results
  • Send you a report about the legal aspects of your new mortgage
  • Keep you updated by text and email
  • Clearly explain all the documents that you need to sign in connection with your purchase
  • Send you a financial statement detailing the movement of monies throughout your purchase
  • Agree the completion date when you can move into the property
  • Register the property into your name after completion and send you a copy of the new Title Documents

Selling

It's often said that moving house is one of the most stressful events that you can go through, but at RMNJ we try to keep things stress free. Our highly trained conveyancers and their assistants are here to support you at every step of your sale.

To ensure that your sale proceeds smoothly, we will:

  • Provide you with a clear breakdown of the costs involved with your sale at the outset of the transaction
  • Keep you informed about progress - by text and email
  • Draft the contracts and legal documents for the sale
  • Deal with legal enquiries your buyer raises about the property
  • Contact your mortgage lender and deal with the repayment of your current mortgage
  • Explain, in plain English, all the legal documents that you need to complete in connection with your sale
  • Liaise with the buyer’s conveyancer and agree your completion date

Remortgaging

It makes good sense to consider remortgaging your property every few years. You could get a better interest rate to reduce your mortgage payments, or you may want to raise funds by releasing some of the equity in your home. Whilst we don't give advice about which is the best mortgage, we can put you in touch with a specialist advisor to help you find the right product for you.

If you use RMNJ to deal with the legal aspects of your re-mortgage, we will:

  • Provide you with a clear breakdown of the costs of your re-mortgage at the start of the transaction
  • Keep you updated by text and email
  • Repay your existing mortgage and any other secured charges on the property
  • Register your new mortgage with the Land Registry
  • Send any funds due to you on the day that the remortgage completes

Lease Extension

If you own a Leasehold property and the term of the lease is running low,  we can help and deal with the conveyancing aspects of the lease extension with the Landlord.

The negotiation of the lease extension will need to be co-ordinated directly with your landlord but once terms are agreed we can represent you.

It’s generally accepted that a lease should be extended before it falls below 80 years from expiry date.

Transfer of Ownership "Transfer of Equity"

If your circumstances change, you may need to transfer the ownership of your property from one name into joint names or the other way around. The legal term for this process is a transfer of equity. We can guide you through the conveyancing process.

To deal with your transfer of equity, we will:

  • Provide you with a clear breakdown of the costs of your Transfer of Equity at the start of the transaction
  • Draft the deed which will bring about the change of ownership
  • Keep you informed about progress - by text and email
  • Obtain the consent of your current mortgage lender
  • Register the change of ownership at the Land Registry
